The purpose of this book is to give the insights that I have used to sell my homes and assist you in making the selling process easier and get you the maximum return for your home. Before you can sell your home you need to get it prepared to sell.

FIRST IMPRESSION ON BUYERS CAN MEAN $
The average home buyer gets their first impression of your home as they pull into the driveway and get out to walk to the front door. Typically, within the first 8 to 12 seconds, they have formed their first impression.
Does your home live up to the condition expected for the listing price? Would they pay more? less?
This can mean the difference between multiple offers over asking price and sitting on the market with price reductions. Buyers always consider the current condition of a home when they decide what to offer.
In fact, in our current local market, if a home hasn’t sold within the first 7 days it is all because the price and/or the price and condition don’t match up.
When you are looking to buy your first home you see many homes by the different sellers, and you try to imagine you are living in one of these homes. It is difficult because you have your ideas of what you want. Then after you purchase your home, you invest your time and effort on changing the home to meet your ideas. You place all your stuff into the home and over the next few years or longer you keep adding more stuff.
Then comes the time you want to sell because you are relocating, wanting a larger home, or downsizing.
Now what do you do. Remember what you did when you bought the home and what you liked and disliked about the home.
This book will guide you through all of the steps to getting your home sold. Without this information you will leave money on the table that the buyer will take benefit from. You will have a delay in selling and reduce your maximum price for your home.
